Build a Buyers List!" />If you ask most real estate professionals what their number one business asset is you&rsquo;ll get a variety of answers.&nbsp; Some answers may include their office, their listings, their agents or subagents, their marketing materials etc.&nbsp; All of these are good answers but in this humble real estate entrepreneurs opinion they would all be WRONG!&nbsp; It is my strong belief that an active buyers list is by the most valuable asset to have for your real estate business (when you think about it this probably holds true for any business).&nbsp; In fact I believe a buyers list is the closest thing to a money machine as there is in the game of real estate.</p>
<p>Let me give you a couple of examples illustrating my point.&nbsp; Earlier this week I had a former client call and tell me that he had a rehab property to sell.&nbsp; I had sold several of his properties for him in the past and so I was the first person he called.&nbsp; We came to terms and the very first thing I did, before even getting the property on the MLS was I sent it to my own in house buyers list.&nbsp; Here are the results.&nbsp; I had 9 people respond to the email in less than 12 hour.&nbsp; Three of them saw the property the very next day, one came to see the property the day after that and the rest of are seeing it over the weekend.&nbsp; I already have one offer and will taking other offers through Monday.&nbsp; This is all before even inputting into the MLS!&nbsp; See what I mean about a cash machine?</p>
<p>Here is another illustration of how valuable this asset can be to your business.&nbsp; Do you think have a strong and active buyers list could make a difference in a listing presentation.&nbsp; You better believe it.&nbsp; How many other Realtors in your market do you think would be able to make that same claim?&nbsp; Not many I can assure you.&nbsp; This immediately makes it a no brainer for that seller to work for you.&nbsp; In fact just this week I had a seller call me to come take a look at his house.&nbsp; I went out took a look and went through a presentation.&nbsp; At the end I asked why he called me.&nbsp; He said well I am on your buyers list and get your emails and I figured you have a big list of buyers already so it would only make sense to work with you versus someone else without a buyers list.</p>
<p>Let me give you one last reason why a buyers list is a cash machine.&nbsp; Do you think there are other products and/or services that you have access to that might be of interest to your list?&nbsp; Absolutely there&nbsp; are!&nbsp; Find something that is a fit for your list and offer it out to them.&nbsp; In fact with this strategy you can make money with your list without selling them a home.&nbsp; Of course you need to take into account any rules, stipulations or disclosures you must make, but this is a great way to add revenue streams to your business and make money from an asset that you have already built.&nbsp; Some examples would be home warranties, lawn care, pest removal, radon, contractor services, credit repair services, etc.</p>
<p>If you aren&rsquo;t building a buyers list, what are you waiting for?&nbsp; Start building one today.&nbsp; If you have one keep building your list and your relationship with the list as well as trying to add some revenue streams.</p>

<p>Step 1: Start with the end in mind.</p>
<p>OK I know that is a little cliché but it’s critical when it comes to using video as part of your real estate marketing plan.  There are really only about 4 different outcomes to try and accomplish and they are as follows:<br />
a.	Lead generation<br />
b.	Branding<br />
c.	Listing Plan<br />
d.	SEO<br />
Once you have your desired outcome for your video it’s time to move onto step number 2</p>
<p>Step 2: Keyword research</p>
<p>Regardless of your desired outcome you’ll need to some keyword research to determine what keywords you want go after with your video.  This sounds complex but really it’s pretty simple.  Go to Google and type in google keyword tool.  Then you can simply enter keywords that you would want to target and Google will tell you how much traffic those keywords are getting.  Here’s a keyword example: foreclosure listings Harrisburg pa.  Once you have a list of potential keywords go back to the Google search and enter in your keywords to see how many competing sites there are on Google. The best keywords to target are those that have high search volume and not that many competing pages.  For more info on how to do this research check out:</p>
<p>Step 3: What type of video will you use?</p>
<p>There are several video types you can use.  For example you can create a video slide show, video property tour, neighborhood video tour, screen capture video and the list can go on and on.  You just need to pick which type of video you are going to use and then…</p>
<p>Step 4: Create or Render</p>
<p>Once you determine the type of video you’ll need to create it.  How you create the video is going to depend on the type you choose in step 3.  You may need to go to an actual property and shoot the video tour or you may be able to simply create it on your computer with a slide show or screen capture.  Once you have it created you will need to either upload it to a video sharing site or you may need to first render the video and then upload.</p>
<p>Step 5: Syndication &#038; Distribute (The Fun Part)</p>
<p>So you have your video created, now what? It’s time to get it up and out on the net.  There are tons of video sharing sites out there, but definitely the best and most recognized is Youtube.  So that is probably the best place to start.  It’s super easy to create an account and upload a video there.  But if you really want to turbo charge your results you are going to want to syndicate your video on many different video sharing sites.  I know this sounds like a big pain, but here’s the cool thing, there are sites out there that will do it for you.  The best free site to do this is tubemogul.com.  The way it works is you upload your video to tubemogul and then enter your title, description and tags and it will actually syndicate your video to a bunch of different sites all at the same time!  </p>

<p>Start Each Appointment By</p>
<p>1. Making 1 Friend Request</p>
<p>2. &#8220;Commenting&#8221; or &#8220;Liking&#8221; only 1 thing you find in your stream.<br />
Don&#8217;t get carried away, remember you&#8217;ve only got 15 minutes to execute this<br />
appointment with yourself. These steps are designed to help you expand your reach<br />
while encouraging non-real estate interaction so you don&#8217;t come across as &#8220;that guy&#8221;<br />

<p>The Schedule</p>
<p>Monday &#8211; Post &#8220;This Week&#8217;s Real Estate Settlement Anniversaries.&#8221; Look through your<br />
past transactions for every transaction that occured this week. List the owners,<br />
addresses, and number of years since settlement. If you&#8217;re not sure whether a past<br />
client is still in the property, this is a good reason to call to find out and mention the fact<br />
that you were going to make the announcement.</p>
<p>Tuesday &#8211; Real Estate Listing Photo Of The Week &#8211; This one&#8217;s pretty straightforward&#8230;<br />
grab a picture of one of your listings, or perhaps a colleagues listing, and post it to your<br />
profile.</p>
<p>Wednesday &#8211; Mortgage Rates Update &#8211; Just list latest mortgage rates. If you want you<br />
can link to your favorite mortgage lender&#8217;s latest blog post on the subject.</p>
<p>Thursday &#8211; Just Listed &#038; Price Changes &#8211; Mention your new listings and price changes<br />
with links to the single property pages for each listing.</p>
<p>Friday &#8211; &#8220;Open House(s) Of The Week&#8221; &#8211; List any open houses you might be holding</p>
<p>Saturday &#8211; &#8220;Propertunity Of The Week&#8221; &#8211; List the best investment deal in your<br />
marketplace.</p>
<p>Sunday &#8211; &#8220;Cool Real Estate Video&#8221; &#8211; Search Youtube for &#8220;Real Estate&#8221; &#8211; pick whatever<br />

<p>Remember, this is intended to be a system for generating leads via Facebook in an<br />

Comment on or &#8220;like&#8221; something someone in your stream says.</p>
<p>And be sure to extend your reach by adding a new friend on a daily basis. This could be<br />
